We understand the process of buying a new home can be daunting but also exciting. As your Central Florida REALTOR®, we will walk with you through each step of the home buying process and make sure you feel comfortable and confident in each decision. Step 1: Pre-Qualify Yourself

Determine your budget, and what you can realistically afford. One way to do this is to find a lending institution that can pre-qualify you for your home purchase. We’d be happy to help you find a lender if you do not currently have a preferred lender.

Step 2: Creating Your Wish-List

The next step is an exciting one! We want to know what’s most important to you, for example; location, size, outdoor space, school zones etc. We like to call this list your “wish list”, once your “wish list” is complete, we do our best to find homes that meet your criteria.

Step 3: Scheduling Showings

Now to the fun part – viewing properties! As we view properties we do our best to help you through the process of choosing the best home for you and your family. During this time we can adjust our search parameters as needed, and can narrow down the selection of homes available within your desired area. During this time we can also determine which properties meet your “wish list” and budget, and if you’d like to move forward with making an offer.

Step 4: Making An Offer

Once you find something that meets your criteria, as well as budget, you may decide to move forward with making an offer. We will walk you through the entire offer process and provide you with a detailed explanation of what will take place so you can know what to expect. We work diligently on your behalf to make sure you get the best possible price. Step 5: Due Diligence

The next step of the process comes after your offer has been approved. It is now time for due diligence, this includes but is not limited to doing a full home inspection, title inspection, title insurance, acquiring homeowners insurance, and possibly comprehensive steps such as surveys, soil tests, structural inspections etc. dependent on the property type.

Step 6: Getting Your Loan Approved

Once the appraisal and loan process is complete you will receive a full loan approval letter from your lender, this will usually be one of the last items required prior to closing.

Step 7: Yay! Closing On Your New Home

Prior to closing your realtor will thoroughly go over all final closing documents with you in detail, and answer any questions you may have. And for the exciting part – you will get the keys to your new home!

Step 8: Moving

The next step of the process may be the least fun, but unfortunately this step can’t be avoided. Packing, setting up movers, setting up utilities, and enrolling the kids in schools are all crucial parts of the home buying process. At Royal Sunshine Realty we will provide you with our recommendations and a list of our preferred moving companies and information on local schools.

Step 9: Enjoying Your New Home!
